There was a real estate boom in the 1970's.

There was an everything boom in the 1970's, that was when the world collectively went of the Gold money standard and nations started inflating their currencies to keep pace with America that had led the way. Gold put a break on how much money could be created, which put a brake on how much people could lend to bid up houses. Around 1970 most people would have been happy with just one house but now they want 2 or 3 each lol. Investment properties. Well we'll see how that works out for them.

On the whole the generations below me are far more reserved, law abiding and much less reckless.
Its probably phone cameras that have caused most of it and the continuing encroachment of logged consequence will reduce it to only those with nothing to lose.

yep, no play dates, no helicopter parenting, no internet, very few screens and the interesting ones required you to figure it and understand how they actually worked.

we were basically unattended from sunrise to dusk in the summers and when not so school. learned all kinds of things

No. That's what many now claim but Strauss and Howe, who wrote the book on generations, pegged it as 61. But I know this from simple observation, every baby boomer basically has the "They should do this they should do that" mindset, they trust the system to work it out, especially relating to government. But Gen-x doesn't even trust government, they avoid that sort of thing and get on with finding their own solutions. It's no surprise that S&Howes work has been discredited though, given the fact their conclusions point to another global financial depression, something on the order of WWIII, and other nasty aspects of the Winter cycle. You'd have to read the book or some good interviews to grasp it but everything they portrayed as happening to us back in the 1990's is coming to pass.

Boomers will often gather in large groups, BBQ together, build the fence together. GenXers typically have just one or two close friends and do most things themselves, alone. They rely on themselves and have a general distrust for authority. Which describes you?

Based on what evidence?
When demographers and researchers (such as the Pew Research Center) date the start of Generation X to 1965, they primarily cite demographic data and fertility patterns, not cultural shifts. But the only way to explain the generation Gap is with cultural shifts, like the consciousness revolution of the 1960's when everyone ditched their suit and tie for more casual cloths, something very obvious with rock bands of the era. That's why parents can't fathom their children's behavior, they are wired totally differently. They haven't a hope of really understanding them and their life choices.

Baby boomers, In the Strauss-Howe's generational theory, were born from 1943 to 1960. The transformation in society happens when a generation starts to come of age, around 18yo or 20 yo. For the first cohort of Boomers that's around 1965~66. The transformation is stark, it colors all of society.

The Beatles, late 50's early 60's. All very conservative like their parents.

1966, starting to break out. Though Ringo and John Lennon weren't Boomers, they were born into the tail end of the Silent Generation, more conservative no doubt.

Of course later Boomers went really wild in their clothing choices on stage and generally more relaxed on the street. Blue jeans etc instead of the more conservative slacks or suits the old people wore. And it wasn't just clothing, it was everything. It was a consciousness revolution, a spiritual revolution, Woodstock and the peace movement, flower power and the age of Aquarius. They drove it all while mom and dad sat at home watching Little House on the Prairie and Love Boat.

Anyone remember the 70's? I was only a teenager but the cloths I wore going out to family dinners! Big clog high heel shoes and flared pants, crazy long hair, Gold sleeper in the ear, all old BB stuff basically, fantastic times of freedom and excitement though and not a care in the world. Then we GenX (Nomads) came of age in the early 80's and a dark mood settled over society lol. No more scout dens thanks, no more Disco clubs. Just working on building a future and hard rock in smokey pubs. Every generational shift brings it's own flavor of change, but as the books 'Generations' and 'The forth turning -an American Prophecy-' show, these cycles repeat over and over going back to the dawn of the nation.

Why these cycles happen the authors didn't claim to understand, they simply recorded the facts. Why do salmon swim 1000's of miles returning to the exact same stream they were spawned in and swim up waterfalls to get to the exact same pool to lay their eggs? The fisherman doesn't care.

Well firstly theres no cut off point for an invented generation description.
But Im both, I will turn up for parties, but Im always a slight outsider and I can go anywhere with anyone.
Ive got mates on benefits and multi millionaires, but we all share a bond outside of status.
Yes I have absolute zero trust in authority.
I will help my mates build things, but rarely ask them for help.
My first 45 was Yellow Submarine.
