Back in 1979 when I was home shopping, the prices and interest rates were out of my reach even then.
Instead, I bought land with the cash I had, used it as collateral for a construction loan and built my own home. It took 2 years to get it livable, but I leveraged the sweat equity and it paid off in the end. Doing the work myself circumvented a lot of inspections and red tape. I had help, learned a lot and it was a very satisfying experience.
I did have to take out a home improvement loan at 11% interest to finish the place. Rest assured I paid off that puppy very quickly!
