We were going on a ride in the afternoon after it warms up. Bought a movie ticket to see the matrix and just before I left I was smelling wet carpet. Tracked it down to then to water heater I the closet behind a panel. This is a manufactured home and the water heater is in such a wacky spot. Well I replaced the crappy plastic connections with good metal brain hose and put a shut off valve when I replaced the hot water heater maybe 10 years ago. Well the connection failed on the hot water side and I think had been leaking for days. Outside under it is pretty wet and partly frozen as it got down to 20 degrees last night. Carpet and floor are soaked walls are steamed. The shutoff vales would not close all the way so I used the outside shutoff. I put one so I didn't to have to crawl 15 feet under the place to turn off the water. Simple trip to Home Depot to fix it but not the carpet and such of course. Contacted the insurance company for the first time since we bought insurance who knows how long ago. Ok so we have lunch and get all bundled up for a ride one petal stroke and something jams. Expect the gain fell off. Nope detailer arm is all mangled. I guess when I changed the bar the shifter shifted down all the way but the chain was in the middle of the cogs. Poor wife wanted to ride bad. So this year is totally fubar so far.

the water heater is working. the hose was a bust. that was a easy fix. now the floor thats a whole other story. looks like I will need a new detailer only 106.00 but I should be able to take the cage off and replace the one.

Well that's good at least. Would definitely recommend getting a fan on it while you wait for insurance. Repairs are bad enough, but mold mitigation really stinks.

When our hot water busted I quickly realized that the home inspector didn't notice (or care to mention) that there wasn't a drip/drain pan underneath it. The whole back house got flooded out. I'm on a crawl space and have 2 industrial floor dryers sitting around. I still need to pull the rear floors or pay someone to replace them one day. Sometimes being a homeowner has its downfalls.

Glad you got the water heater fixed. Heck of a start but the new year can only get better!

the space had no room for a drip pan and t would not have mattered since the water was spraying from the top. but I forgot to put a water leak sensor in there. its so isolated in a spare bedroom in a closet with panel in front of it. a really stupid location and such a pain to get a new one in there. it had to be a skinny one and to too tall to get it in there.

Wouldnt a tankless water heater work better? Smaller and more efficient?

When my hot water heater died the option of tankless was discussed. Cost, at the time, was a no go. I have natural gas and adding a gas line is $200 a foot.

this is a old manufactured home so I doubt it and I don't have the money for upgrade like that. my wife will be out of work almost two months with her shoulder replacement surgery.

I forgot my garmin has been acting up getting wonky speed readings. reseting it dod not help so thats another fun thing costs more then a new water heater.

Bin there done that, the exact same scenario, with the heater stuck back in a bedroom closet.
So much fun, wait til the floor boards warp. No worry, they´ll dry out, just remember to step over
the remaining low spot. Just wait til a connection fails under the house. Now that´s a real joy,
crawling thru the mud & dodging black widows. Having to manufacture your own connections
because your type of pipe has been obsolete since 1970. What a thrill!
P.S. Did I mention you´ll have to use Kilz paint over the resulting mold?

I did that when it was 20 degrees. I replaced the pipe with rex and shark bite connectors. man those are so easy just push on and your oner. no black windows just wet plastic and freezing water.

I have replaced all our valves with them when i have to repair something.

One WH disaster decades ago led me to WH pans with drain hose. I’m sorry to read this. What a PIA!
I also change out the drain valve and replace with largest ID possible and flush every 6 months . Lots of calcium “stones” and grit come out. Also change the sacrificial anode and so far I’ve had the same WH for 22 years. Another product that could easily last decades but greed keeps them failing.

I found it was the rubber gasket on the braided hose that failed. since it is in a closet its not practical to drain really. they did a horrible job locating it.

hey only 102.00 for a new derailleur I found it locally today. I wanted to put it on myself but my garage is too dark and it is raining so its jsut not practical plus its dark too soon. its hard to adjust one on a tandem so we pushed the bike to the trek store not quite a mile away. got it there at 5 and they texted its ready. you got to love the personal touch they know us I got this text when it was done.
